*State / Federal tax liens
The County Recorder is the custodian of all records
of the County pertaining to property titles and transfers.
Records include various forms of deeds, real estate and
chattel mortgages, liens and attachments, contracts for deed,
and numerous other documents brought to her for that purpose.
You may also file your notarial commission, ordination credentials
and military discharge papers in our office.
Traverse County does NOT perform legal or abstracting services,
nor do we certify to any search results.
In Minnesota, the Recorder is also the
Registrar of Titles under the Torrens System.
When acting as the Registrar of Titles,
the Traverse County Recorder reviews each
document before recording to determine if the
document will cloud the title, similar to
when an attorney examines an
abstract for abstract property.
When property is held in a trust, an estate,
or is part of a court proceeding,
the Examiner of Titles issues a directive
to the Registrar of Titles regarding how to proceed.
